Exactly -- Americans are too broke to leave home these days -- and the dollar is a big reason.

Much of the strength of our industry depends in good measure from US visitors and their current economic woes do not bode well for '08.

Or 2010 I suspect. Bear markets typically last about 7 years in homes don't they? In any case a bull market is born of total despair and I don't think we are there. The housing smash just started two years ago in the USA and I figure it has 5 more years to run. When real estate is a dirty word in a conversation then maybe its time. Meanwhile by 2010 the hype here in BC will have gone to a zero credibility state and home prices will be off 30% by then. It has to happen sure as the sun rises.

The Olympics will be a bust as by then there will be wars all over the planet and the one in Iran maybe in full swing. Bad times ahead.
