yeah, that secret. Always bear in mind that the realtor is most interested in the sale. The price is not all that important, 10 percent either way on the sale price is not going to have a huge effect on the 1 - 2 percent they see out of the deal.

So if the buyer's agent has the buyer pay more to make the deal happen, he's done his best to get the commission, even though it might not be best for the buyer.

But still, I think this kind of lawsuit is not good, it impedes the realtor from giving advice rather than simply handing the comps to the buyer/seller and making them figure it out for themselves.

Here it appears buyers asked realtor for help finding a house but there was no contractual agreement between them ... imo the realtor, unless his firm had the listing, wasn't really working for anyone but himself, trying to put a buyer and a seller together.

The article doesn't mention that the buyers paid realtor anything for his services.

You get what you pay for. They were totally free to order a dozen independent appraisals if they chose to do so.

Before investing $1.2m one would think spending a thousand bucks on a couple of good appraisals is worthwhile.

Of course what really happened is buyers were making a lot of money off their existing home and thought "what if we sold and bought a house in a hotter market? then we can make even more free money!" and they ended up buying at the top.
