Yep, it's definitely in the ether. The edge is on, everyone I talk to at work knows someone who has had to sell their house at a substantial loss and move after being completely overextended.

...i figure we have about 9-12 more months till this implodes. Substantial new highs this year, lows most won't beleive possible and a "bottom" by 2012.

There's MUCH less traffic around Phoenix in am and pm rush hour than last May. Very, very noticeably less. I'd say we're well into recession here.
