2-3 years ago I sent e-mails to many in the local real estate industry warning them of the impending bust. This progressed into links to articles covering the cracks in earnings of homebuilders. (where the first cracks started showing up).

Never got too many replies, most probably had me on ignore.

Now, if you remind them of it you get a grumble, a mental f-you. No acknowledgement. Some are more than happy to give their houses back to the bank after helocking it to the hilt.

So it's bittersweet at best.
