BTW the extra cash from not having a mortgage payment is let me say... luscious... Swannie/Kastel - That's the rub. I know it'll cost me way less in real dollars to pay off my debt over the long term because inflation is really two X what it's reported to be in the US - and I don't see any reason to believe that will change anytime soon. AND we get the mortgate deduction, AND I have a 5.5% fixed rate on my 25 years remaining loan. But hell, I may not live anywhere near that long - and there's still a lot of travelling we plan to do..... ~Harmony Monkey
