Even though it has close proximity to a canal it's a ways away from open water.

You are definitely up in the hinterlands where all the newer housing was built during the boom, with lots of abandoned half built neighborhoods. From what I hear, the area is a bit of a foreclosure ghost town in comparison to older more populated areas of Cape Coral that have more year round residents. Looks like it is not too far away from golf.
