Second, simply an amazing increase in listings in Santa Monica, Venice, PP, Marina Del Ray, and parts of Malibu. All in the past week. Either there is a seasonal surge starting or awareness that even the premium areas are taking a hit and it is time to get OUT is increasing. There are so many in Santa Monica and Venice I've not had a chance to review them all and add them to my database. Have to do that this weekend and maybe post some numbers for the thread.

hi TH.....i spoke with a realtor yesterday about a listing i saw in craigslist ...a condo that sold in 2005 for $900k was listed at $599k....they got a quick offer on it (short sale) and the potential buyer now waits while the lender makes up their minds....anyway....apparently there is a glut of listings coming on in the the areas you listed...i think your patience will be rewarded

Increase in Malibu listings - maybe the need to sell for tax reasons ?
