Oh Alexa, I do feeeeel for you! You could have lived at Ruby Hill but for the incredible 2% tax burden it would have imposed, No ? Well just consider for a minute the adjustment that would be made had Prop 13 not been passed...your taxes whatever they are would be no lower. No Sir! Not in this lifetime. Your retired neighbors taxes would be like yours (yeah sharing the pain) and whats more yours could be raised annually or as the needs of the gov't see fit at whatever rate they could conjure up. Read no end in sight. And who would be living and playing at Ruby Hill ? Why those noble government bureaucrats, who else ? Real estate and its associated taxes is a long term game. Be thankful for your youth you have time to win, but it takes time and artful planning. And don't write off the possibility of future BIG property valuation increases, things are different here from other places in the country. Have you talked to an appraiser lately ?

Alexa, Dear Alexa, your falling for that old mistaken belief that if the other guy would get taxed like I get taxed, my taxes wouuldn't be so high. Alas it doesn't work that way. That same sort of technique is used in the media all the time. Class envy, "tax the eeevil rich more and my taxes will go down" the liberal's play it to the hilt.

If prop 13 would not have passed, you would all be paying the same rate as if you just moved.

The State Government would just find another way to spend the extra loot.

TAHT is the way government works.....

Alexa-I don't know anything about Prop 13, but MikeS tells me that you pay only 1 or 2% on the value of the house to which you move? ANd that there are limits on the amount of annual increase? But that when you move, taxes are only higher than your new neighbors' because you are paying on the new valuation while they are locked into their initial?
I don't think that's so bad..!! Michael is right. Without those controls everyone would pay more. Our taxes our well over that percentage and our houses appreciate yearly because this is a desirable area. Of course MikeS also informs me that our house would be worth about four times more out there. Wouldn't real estate appreciate just as quickly if the taxes were equitable? So what good would it do you? No way would taxes get LOWER than 1 or 2%...Wasn't that the probem-that before the controls, taxes were going up with the appreciation and it was out of control? Why do you think your 2% is a bad deal? (Since I pay a whole lot more)
What you all pay for houses seems more to be a function of wanting to live somewhere everyone in the world would love to live! That's the price you pay (pun intended).
