James,

My thinking is that August and Sept are going to be very good months to buy. The home purchase credit will be fully played out and we already know that BOA plans to dump 6000 REO's on the Vegas market.

I'm looking west side. There was a joint I was going to write on in the southwest corner, but my buddy drove out and took a look for me and told me to pass. I trust him when he is not drinking <g>

The hair! The 80's metal band looks does live on somewhere.

I've found a great Realtor for the high rise stuff, but I'm looking to contact the listing agent direct. I've done that before with good results. A couple of the high rise Realtors have been complete assholes. I was pretty surprised by the attitude of one fairly visible "high rise specialist".

I've also noticed a lot of the better deals have contingent offers. That is not a show stopper of course, but it does limit the low-ball game a bit.

Good Luck
TH
