Anyway, looks like you are well on your way to achieving your overall goals and time tables. Well done. Wish I could say I'm all the way there, but I still have a few imbalances to correct and assets to sell in order to buy others.

It is fun to watch a PF like yours (and dabum and others) as they transition and take root until being as fully realized as yours.

Would you please adopt me?

My parents were not bad people, etc., but my father never had "the talk" with me... you know, the one about buying divvy stocks in this type of market and when still in mid- 20s and contributing regularly...

In all likelihood I'd never have joined this board because I'd be off having fun all over the world with all of the money I made/make just from my stocks.

The old adage that dividend stocks do well in flat to down markets compared to the averages has sure played out so far this year.
3.95% of the return has been from income.
