Japan RE and stock market were in bubbles for the ages in 1989. We really only had overvalued RE in perhaps half the USA in 2007. Most of the excesses to me have been out of the system by now and in fact so much looks to be dirt cheap given where the risk free yield is.. My two cents says we scrape along an 'L' for a few more years like we did in the early to mid 1990's and you get a real nice stock market rally late 2010 and sustained for 2011. If we do go into a serious double dip recession look for the stock market to power forward into late this year just like it did in 2007 fooling the crowd yet again. So be the contrarian I say...lol. Why are there three times as many posts a day on the housing crash board these days when we had perhaps a third of that 3-4 years ago?
