My down payment was ZERO. I had at most $2k equity. My 30 yr mortgage had me paying down INTEREST for the first ten years, with hardly ANY principal retirement. I walked away with 5X what I had borrowed. Less than one fifth of that paid off my mortgage! Another fifth bought me a foreclosure in SLC outright. I pocketed the rest tax free! All I DID was sell when I was offered a ridiculous amount. THANKS, Bush housing bubble!

Also, the house was a foreclosure in a gentrifying neighborhood when I bought it. I put in a lot of sweat equity.

I'd rather live in either of those places than where you are now, with which I am familiar. Silly Valley is a high tech ghetto with truly LOUSY quality of life, and you live in one of it's most Mexican cities! The only place worse in the whole area is East Palo Alto..
