Of course buying below cost doesn't guarantee success, it is one factor, much like a stock below book value may not be a bargain. Know little about Sacramento but enough to know I wouldn't buy there. Know enough about "club" investments or partnerships to know to avoid them. Know plenty about apartments and it's all about management.

Rental income property with a positive cash flow is sexier than gold to experienced property operators. What better than appreciating assets with increasing income? But not for The novice, there are 50 states, all different and markets within each state that can be different. But if you know the area and that market and certain factors line up, like my area at present, it's like discovering a gold mine in your back yard.

You know the HK market so you can do well but it certainly looks expensive on a world wide basis.
