Where are you buying? I am getting high teens cap rates on distressed for cash. Great modern large sized houses 3/2/2's the numbers work like nothing I have ever seen usually at $25-30 psf max rents $900-1300 range. Doubt this works in Honk Kong or even Miami. Best big city market for it is for sure Atlanta but I stick with FL cause that is what I know.. Best protection for whatever looms down the horizon when you put some low fixed rate leverage and build your empire should we go to hyperinflation mode later in the decade..
