Broward County mostly. Yes, I think it's a real opportunity too.

These days I am concentrating on the paper, hard money loans. I know call me crazy but my
investors and I like the 10-12% return without the maintenance and management. Of course it is very unpopular on SI especially the Real Estate crash boards but that is the past, the time to be concerned was 2005-2007 when property was overpriced. Loaning 65% of a property acquired at a 70% discount to a professional who knows what they are doing has very little risk. In fact it is probably safer than money in the bank and the returns are better.
