I am noticing more and more flippers the past 18 months with tight margins at little more than you are making just from interest. Makes little sense to me given all the added costs and risks you take but that is the game in zero interest rate policies with no new construction or major rehab projects and many desperate folks looking to make a buck. Rents are now so high that buy and hold makes much more sense given what you and I probably see coming 3-5 years down the road
