OCEAN CITY -- Experts in commercial
leasing say Ocean City's market for
business renters has picked up
significantly, as public interest grows in new
resort businesses and landlords seem
willing to deal.

"I think definitely things are improving, yes,"
said Greg Custer of leasing company Trout
Daniel & Associates. "I am seeing an
increase in the numbers of inquiries for
space, and we're actually succeeding in
getting leases signed."

The resort also seems to be a destination
for people who had visited the beach and
Boardwalk for years, and have now
decided to relocate their businesses here.

Custer said he just brokered a deal at the
Montego Bay Shopping Center for a shop
titled Kids Create Fun. The renter showed
interest in November and has already
signed a lease this month. It's a deal Custer
said moved with "exceptional" speed
because it was a great fit for the man's
business.

A year ago, the commercial leasing market
was very slow, according to Custer --
almost dead. Now people seem to be
showing more interest in renting
commercial space on the island.

"I think people are seeing some positive


(economic) signs, but I'm not ready to
believe it," Custer said. "I'm old enough to
know that you still get negative reports
from the economy. But people tend to want
to be positive, and maybe because of lack
of employment people are beginning to see
opportunities in working for themselves."

In Berlin, work already has begun on a
15,400-square-foot retail building in front
of Walmart. The planned retail space at
what's called Ocean Landings I so far
doesn't have a deadline for the project to
be completed, according to attorney Mark
Cropper, who represents applicant
Worcester Retail LLC. That outfit is a
subsidiary of The Cordish Company, the
real estate conglomerate that first brought
the Walmart to Worcester.

The overall appearance of the new retail
space will be consistent with the new Super
Walmart now under construction. Cropper
said it's possible that store could be open
by April. He also said a wastewater
treatment facility has been completed for
the site.
