Trust me it works. Setting expectations in a negotiation is critical to the final result. When we bought our current home we entered a negotiation so that the house would not hit the market. We did an appraisal and an inspection and made a fair offer. They came back out of the box. We effectively walked - and boom - we got what I expected. I guess we reset the expectations. My wife really wanted the house and about freaked. One has to be willing to walk.

The key point is that each side has real pressure to make a deal. One must forget that and settle to quickly.
