Yes, the multiplier effect is significant far greater than financial assets. Plus most who survived the financial crisis continue to pay down mortgage debt at a rapid pace so more and more are seeing real equity again even if prices don't rise much. Those who were way upside down getting a clean slate to start over while all that shadow inventory neglected for 4-6 years by now in strong hands again have lots of money being plowed back into them to restore them to their former glory that also create jobs and stronger sense of pride in the community. Get a great sense of satisfaction myself when neighbors give us positive comments after a rehab..

Well, I am back to where I bought in 2007 so I am happy. ;)
