Well, as with any country-wide average, you will have some anecdotal pockets that look good and those that look bad. However, if you are concerned with the macro economy, then the measures to look at are the country-wide averages, not the anecdotes of some cities recovering. I do think we are in a slow recovery in housing, but it will continue to be slow for many years to come. It's a massive hangover they need to work through and there are still what amounts to massive fraud going on that has not been resolved, including the suspension of mark to market accounting, so banks are still hiding the damage.
