re DLR - I bet that DLR won't so a substantial buyback, at least nothing close to 500M$. This was just press release to soften the blow from the lower forecast, imo.

I don't think they have the balance sheet strength to support such a large buyback and traditionally few REITs do stock buybacks anyways (mostly because their owners buy them for dividends and reducing a dividend to fund a buyback would trash the stock price even more.

I think the bears are right on this one after all.

DLR - Looking at the DLR preferreds which yields north of 7%, Can anyone comment if these may be a better or safer investment than the common as a total return hold for a year or more?
