Many of my fruit trees are combination trees. Assuming your neighbors have not heavily planted their property line, as is the case for me, you should be able to plant a semi dwarf tree every 10' and only 4' from the edge. You can do with a lot less space if you're willing to make certain compromises and have great soil and sun. Dave Wilson nursery has good info and even better trees :)
