True that is much of the story but also those older poorly designed indoor malls of the 1960's and 1970's replaced by more exciting outdoor mixed use walkable town centers with better anchors for today's age that pull traffic regionally.. Is incredible to see booming areas of my state with bumper to bumper traffic have so many empty storefronts almost six years into the recovery while the residential market and the town center type malls are as tight as I've every seen them in 30+ years..
