Sadly, Clinton changed the rules and did not index the exemption for inflation. So now, you have to get really creative using crazy real estate laws to swap "like kind" property. Some are doing it as we have houses all over that get bought for a huge amount then sit empty for a year or two while they try to lease them out to legally convert them to rentals... then boot out the renters after the period expires, remodel and move in. It is complex and you pay big fees (of course) to have it done legally.

FWIW, there is just a different kind of stupid in other states. Plenty to go around. Staying put to keep costs low and not making too much money and rather enjoying life is the best revenge against the idiots here.

I have tons of great ideas to make a bunch of money but why should I bust my butt to have Google, Amazon and a few other big companies steal them AGAIN and leave me to start over while paying half the gains to the government? Duhhh... no good reason!
