My hope is with some considerate, intelligent discussion here and on my FB board, I can come up with my own "end game" for when it is needed before it happens.

I pretty much smelled this out in the late 1980s and early 1990s and decided to leverage to the hilt to buy the best real estate possible in 1994 (I had 3 loans for about 6 months!) without giving up my stocks that were purchased them also. The idea was you don't get much enjoyment looking at gold AND you need a place to live, so I might as well move to where it is nice, have land to sell to developers someday (the crooked politicians here are now trying to force cities to let us build 4-plexes on our large lots despite codes that require most of the lot to be open space... )

I think Bob hit the nail on the head in that we'll have some form of bankruptcy where everyone is hammered be it working until age 75 to get SS to states going bankrupt so the crooked politicians can get out from under the insane pension promises. They will TRY to get me and others to pay 3x to 4x more in property taxes to pay for their pensions and jobs... but I only see that happening if we let in a lot of renters who don't understand their high rent is mostly due to the huge property tax on the new construction.
