Thanks. I tried a local bank and they have rates very close to Freddie Mac. 3.125% for 30 year and 2.75% for 15 year, both with no points. No bank fees other than the usual appraisal, attorney (a rip-off in NC thanks to their lobby but no way around it), title insurance, recording and interim interest. Assuming I go for the 30 year, my mortgage payment goes down by $250 which would offset closing costs in <10 months. What's not to like?

I don't know why my online checks (including current holder Chase) were so far off the Freddie Mac's rates. My gut feeling is that rates may go even lower but it's probably dangerous to try to catch the bottom.
