What if the demand for real estate disappears?
You touched a raw nerve.

The young people who buys an abode can no longer afford real estate because they are up to their ears in student debts.

Having made a bad decision of getting into debt (Scherbina) explains that given maintenance costs and fluctuations in the real estate market, it is difficult to profit financially.

One thing is confidence as in:
I will have a better life and I can buy a house or apartment.

Me and the youth of my generation had that confidence. Once at the age of 31 (1983) I started working with Europeans in Nigeria (Germans and Austrians, mostly) they told me the majority of the people their age, could not nor has the intention to buy a property.

They were working abroad, saving hard to make money for a down payment so big that returning to Europe, they could afford the mortgage.

One outcome could be that the American youth of today will end up like the European youth of the 80s.

That will have a huge implication for the real estate market of the US.
