It is being just a re-ocupation of the urban space in major metropolises.

The NYC case is:
The people moving out enterprises moving in

Enterprises before could not afford the m2. Now they can.

It is all there;
  • Passive infrastructure: Optical fiber
  • Active infrastructure: Data gear
  • Lots of Electricity
  • Areas are Secure
  • Easy access by the technical staff

In your example.

There will be higher demand for bandwidth out of the major urban city centers. That is not a problem as where today microwave links backhaul access, there will be fiber optic extended to such premises and pricing will raise accordingly.
