I bet even the starter homes are seeing major price gains in TX. Rents here are going up again so I bet the $3,000 here for rent will buy a nice "starter home" with today's low rates after cashing out some company stock for the down payment.

My advice to people who are considering leaving is take a few summer vacations in the city you are planning to move to during their hot spells and see how it compares to the hot spells around here and can you tolerate it.

Of course, some who have sold homes for $3M or $4M, paid the taxes and still have enough to buy two nice homes, might buy a second up your way in WI.

What I've read many do who like it here and can afford it go the AirBnB route and rent homes in other cities for a month or more while they are in early retirement and/or work from home CEO mode. The money my next door neighbor saves on property taxes by redoing the inside of their home and their beautiful pool and garden for no increase in property tax but a huge increase in home value... can be spent on these AirBnBs, which they do. I feel like the bum next door with a more natural garden that I might someday upgrade.
