Any particular reason for the two new CEF's?
Were they just "opportunity" because of market pull back or portfolio enhancements to increase income?

Today I added to MS and O.

These purchases were the result of determining a company's intrinsic value via a dividend cash flow (DCF) model.

In valuing equity, securities analysts may use fundamental analysis—as opposed to technical analysis—to estimate the intrinsic value of a company. Here the "intrinsic" characteristic considered is the expected cash flow production of the company in question. Intrinsic value is therefore defined to be the present value of all expected future net cash flows to the company; i.e. it is calculated via discounted cash flow valuation.

An alternative, though related approach, is to view intrinsic value as the value of a business' ongoing operations, as opposed to its accounting based book value, or break-up value. Warren Buffett is known for his ability to calculate the intrinsic value of a business, and then buy that business when its price is at a discount to its intrinsic value.

In determining a companies intrinsic value, there are 3 stages on can base their valuation on. Here are those stages:

1) Bear Scenario

2) Base Scenario

3) Bull Scenario

The Base Scenario is the middle price between Bull and Bear. In all 3 stages, all 3 companies are selling at a discount to its intrinsic value.

The Base Scenario has the following discounts to fair value:

MS - 46% discount.

O - 22% discount.

With this portfolio I am still looking for yield, still needing to generate more income in order to meet the income objective at the time of retirement. With this in mind, I trimmed a few overweight positions and added to quite a few other positions in an attempt to increase dividend cash flows.

I trimmed the following positions:

ABBV, AVGO and DNP. I sold DLR in its entirety.

ABBV was a 4x sized position and was the largest holding in this portfolio. I trimmed ABBV back to a 2x sized position so it's still way overweight.

AVGO was simply trimmed back to a full position as was DNP.

With the proceeds from these sales, I purchased several CEF's, looking for yield.

AIO - 8.75% yield
BHK - 6.79% yield
EOI - 7.40% yield

I then added a couple of high yield ETF's.

QYLD - 14.40% yield
RYLD - 12.97% yield

I took out new positions in:

ARE, EQIX and PLD (all REIT's), I added to APD, EPD and MS. I then took out a new position in UL.

Bottom Line:

The positions sold generated $1,504 in dividends/distributions annually.

The new positions will generate $2,518 in dividends/distributions annually - a 67.4% increase in income.

The goal is to try to present a balance between high dividend cash flows, dividend growth, and capital gain potential, so there will be a mix of assets.

This portfolio is a 401K roll over from a previous job and does not include all of their investments.
