Several years ago I purchased shares in MSFT and ABT in order to generate enough capital gains that one day I could sell and buy assets better suited for providing income. That day has come. MSFT was up close to 200% and ABT up over 150%. I sold those positions along with DG in order to create more yield.

I added to the following positions today:

CVS .. CMI .. FDX .. NNN.

These companies are all selling at a discount to their intrinsic value.

I also add to the following CEF's in order to increase the income flows even more.

CSQ .. EXG .. HTD.

I then swapped out RNP for RQI as RNP uses leverage and RQI uses very little.

Enough dividends have accumulated for me to add to a few positions in this portfolio.

The objective here is purely income. I was looking to add to positions with a yield above 3%. The positions added to are smaller than most of the positions in the portfolio and I want to bring these smaller positions up in size.

I added to the following:

BTI .. 6.91% yield
T .. 5.44%
LSI .. 3.64%
D .. 3.23%

This portfolio carries a 5.51% yield and a 5.10% dividend growth rate over the past 5 years. That's a Chowder Number of 10.60%. Due to the way this portfolio has been managed, over the past 5 years I have actually generated over 20% income growth each year.
