I added beautiful concrete tiles to my roof to replace aging cedar shingles. That with proper venting and a few grand to upgrade the structure to hold the weight made a noticeable improvement in keeping my house cool in the summer heat. I seem to use much less AC than in the past but I also...

Added dual pane insulated windows that really make a difference too, especially in the winter. This was all in 2009 or 2010 so it sounds like great improvements to windows since then as the best I recall were triple pane with inert gas.

As for ointment flies, we usually get a massive boost to inflation after a natural disaster... It seems in California we have had a succession of them for a few years including massive damage from the current Pineapple Express typhoons that are smashing out state... I'll get back a few decades of insurance premiums to pay for the damage in my yard. The tree removal and fence builders are so happy with their machines running probably near capacity yet their turnaround time is still pretty good for me.

My guess is inflation stalls around 4% to 5%... about what people are getting for raises and what my favorite Mexican restaurant raised the price for our meal for a buddy and my monthly hike to eat there. Was $18 not long ago before the pandemic. Was $20 in 2022 and we paid $21 plus $7 tax and tip for about 5% inflation.
