The mid-month cash contribution of $400 hit the Roth account today. Since everything is on automatic dividend reinvestment, the monthly cash contributions are all that can be used for add on buys.

I recently added MAA, VICI and ESS to this portfolio with the objective of having real estate represent 12-15% of the portfolio value. These REIT's are the smallest positions in the Young Folk Portfolio and I want to start building them up in size.

Today I had enough cash to buy:

MAA - 1 share @ $172.01
VICI - 5 shares @ $34.27

Here is what the REIT portion of this portfolio currently looks like after today's add on buys.

Annual Income: $1,270
Dividend Yield: 3.32%
Dividend Growth: 7.0%

Real Estate currently represents 10% of the portfolio value.

*DHI is a home builder and not a REIT but it made sense to me to have a home builder as part of a real estate portfolio.

This portfolio, formally known as Project $3 Million went public at the end of 2009 with $42,205.

Portfolio Objective: $3 Million
Income Objective: $120k/year
Time To Retirement: 40 years
$500/mo. contribution.

Has been raised to $600 monthly beginning in 2022.

This portfolio has now finished its 13th year and here are the latest numbers:

The portfolio value needs to grow at an 8.25% CAGR.
It has grown at a 16.83% CAGR.
The dividend cash flows need to grow at a 13.8% CAGR.
It has grown at a 21.07% CAGR.

So after 13 years, the portfolio is ahead of schedule in meeting these objectives.

Portfolio Yield: 2.16%
