The age of the roof makes a huge difference in HO insurance rates. Replacement cost coverage on a roof over 15-20 years can be several thousands a year over actual cash value coverage. After 20 years though, ACV is drop in the bucket towards a new roof, may as well self insure. It makes no sense to install a heavy duty, expensive roof imo. Go with the cheapest shingles and get a new one after every few hail storms.

Maybe your younger partner has simply more "home" than he needs or can comfortably afford?
