NNN. Based on a Buy Price determination from :- Pretax Income/No. of Shares/AAA Corporate Rate (Buffett's 'Equity Bond') we have ---> 395.6/183.1/5.4% = ~$40/share. Compare that to its current price of $40.7/sh., it could be seen as being a borderline case in the "Buy" area .... Obviously that's only part of the story but at least it's not "expensive".

I'll follow you guys in with some adds: For my dividend basket and to reduce money market funds: Initial buy of NNN. Agree with bruwin that it might be fairly valued. I'll take it for its now 5.7% dividend and its many decades of consecutive dividend increases. Add to STWD Add to PSTL. My initial idea: what could be simpler and more straightforward than a reit that owns postal offices rented to the government? Otoh, based on my other lives, my opinion is that no business is as simple as it seems to an outsider. And now, since my last PSTL post, we have Musk, et. al. who want to eliminate the Post Office Dept. finance.yahoo.com Add to tracking position in CCI (stock at 12mo low; now 7% div yield) finance.yahoo.com ---------------------------------- Very small add to tracking position in BABA. Add to CLF
