That’s a valid point. However, interest rates have been decreasing from their decade-high levels. I was mistaken about the 0% interest, and in my scenario, the total comes to about 6.25%, which is a lot compared to the 2% we saw five years ago.

As much as I’d like to think of myself as smart/persistent fella, I agree with the statement about 'inexperience'

The thing is, I just graduated from school and have already deployed all my available cash. So, it’s looking like: a) I’ll need to find a source of cash flow, b) hope that by the time I start earning, the FED will have cut rates to 4%, and c) take on my first margin with lowered interest
