You presented some national data.

But it doesn't answer this does it?

The question was WHY the rising price trend continued in the face of 7% mortgages.Has nothing to do with ding bats buying. Has everything to do lack of supply.
Supply is increasing, sales volume is still slow. Why is inventory rising if sellers are sitting on sub 4% mortgages and have no need to sell? By this winter the inventory should swing past 6 months and tip the market into a buyers' market.
