I'm really not blowing smoke about the housing market being affordable.

My mother and father ( both deceased, 2 and 16 years, respectively) only lived in two houses from the time they got married in the early 1930s.
The original one, built by my grandfather in '06, is still owned and occupied by the couple to whom my folks sold it about 30 years ago, when they bought the one in which my stepfather still resides.
When mother died, she left him a life estate in the house.
He is getting married again this summer, both previous wives have died, and he has told my sis and I he will be vacating the house,
It will go on the market at less than $100k. It's about ten blocks from my house and is about 3000 sq ft.
In the area between our two houses, four of the six local bank presidents and a dozen or so doctors and dentists live, so the neighboor isn't too shabby. ... there might even be some lawyers, too, but nobody associates with them........ggggg

As far as the black labs go----

before my only son went off to join the army eight years ago, my business partner and I kept a kennel of between two and five. We hunted ducks so frequently, one couldn't hold up to the work load........

Bring it on , neighbor, bring it on....
but I use a nail gun, hammers are too hard on me.....gggg

PS---just as an aside, I thought you might find this interesting....

the next door neighbor to my folks house is just a plain ole dryland farmer and a hay baler....last season, he baled the palty amount of a few over a half a million bales of hay from his little spread, from a relatively poor year, and none of his land it is leased, either.........gggg
