Since I live 1/2 an hour away from the WACC property, I decided to go take a look at it for myself. Here's what I found:

The directions were accurate. WACC's land is located on US 27, 4 miles South of SR 192 and 4 miles North of I-4. Typically, Central Florida is flat, but this area has a lot of hills. A sign is posted in front of the property that reads:

It appeared that the property was an old orange grove that had not been tended to in many years. There were a few remnants of orange trees here and there, and small irrigation lines stuck out of there ground in a few places. So far, there are NO signs of constuction whatsoever. The plot of land was very large, and it backed up to an active orange grove. To the right, there are just miles and miles of bare land.

To the left, a brand new construction project is being built. I assume that it is not WestAmerica's because I believe they haven't closed the land deal yet -- and they don't have a builder. It had a big enterance, the asphalt roads were already laid, the land had been plowed flat, and there were two houses under construction. I looked at the building notices posted in front of each house and the only thing I could find out was that they were Centex homes. In Orlando, Centex is a large-scale home developer.

Directly across the street (US 27), there is nothing but a bunch of land that is up for sale. Down the road a little is a mobile home park, and a neighborhood that appeared to be in the $50-$80,000 range. This neighborhood is just about to be expanded to take over a large ajoining piece of land.

"Sunstone"'s general location is: In the middle of nowhere, but close to the Mouse! It is located in a very quiet area with nothing in the near vicinity. Interstate 4 is 4-miles down the road. I-4 is the major interstate that runs through the heart of downtown Orlando.

The only food/shops/gas/hotels are within 1 mile of each side of Interstate 4. NONE are visible from the WACC site. Just for kicks, I wrote them down:

Howard Johnson's, a small barber shop, McDonalds, Burger King, Wendy's, 7-11, Waffle House, Super 8 Motel, Shoney's, Chevron, Confort Inn, NY Pizza World, Speedway, Amoco, Texaco, Shell, Days Inn, Bob
Evan's, Key West Style Seafood Restaurant, Exxon, Perkins, Fireworks, Denny's, Boot Country, Baseball Plaza, Tropicana Resort Hotel, Racetrac (gas), Mannino's Pizzeria, Suzy's Sweet Shop, T-Shirt King, Green Leaf Chinese Buffet, Perkins, and Hardees.

Its hard to believe that they can cram all that stuff on top of one interstate exit! Besides what I listed, there is nothing else but lots-and-lots of hilly land. I think the location will provide Sunstone's guests with plenty of peace and quiet.

Ed, I know you're always busy, but you could always stop by and check out the roach motel. We need a local perspective on what's being done. Sounds like our offices have relocated to International Drive. Might be a step down from previous high rent district, but definitely two steps up from closing down.
