Ok max,

you along with the amigos have convinced me that interest rates going up should have no effect on DHI as a whole. I will enter this week for sure.

On VRTY I think you may find this of interest

Basically what it says it VRTY should take a little dip to set its "MIM" and when the stock starts to rise again it will have a good chance at running for a long time. I am tracking this one so I will be sure to notify you when it appears to be breaking out into "MIMBO" status. Stocks which qualify for MIMBO have a tendancy to return to their all time highs within a year. Not all do this but many do.

i'm stumped , i was under the impression any interest rate hike would hurt home sales, i could see the 1/4 point cause a get it while you can mentality,though,what has not been mentioned there is the inverse relationship between homes and interest rates, realtors that i have spoken with indicated the increase in home value is due to the low interest rate, when the rate rises the price of the home will fall to create a market for them. inflation over the last few years has nothing to do with the increase in the price of homes, inflation has been low, while the value of the home has risen dramatically, inflation will not make dream homes unaffordable.

Max. Thanks hugely. The particular message you directed me to made an interesting point--the fact that a small rise in rates might trigger a spate of buying. Kinda flies in the face of traditional thought (particularly, I suspect, that of Market gurus), but perhaps could well be true. If it is, one might guess LEN & DHI could stall or further decline for several months until such increased sales become obvious. Debating about what to do with these two. I hate it when the Market says that companies that were great 3 days ago aren't worth a damn today; but I've found it hard to argue the Market down. For now, I think I'll try doing a Warren Buffet impression of owning good companies and hold on a little longer.

Saw from your profile you own GTE. I have a son who works for them in Atlanta. The Market might not like telephones for a while either (until the interest rate thing settles), but I think GTE is a nice, if bit stodgy, company.

Gonna mix a toddy and try to make some sense of today's gyrations.
