Mike, you've been wrong for years <g>. Now you are a real estate expert?
ho ho ho. It is supply and demand. For every asset you say is overvalued I can find one that is undervalued. Anyone who has been a loser in real estate over the long-term, isn't buying in the right location. I doubt there are too many real estate losers in your neck of the woods <g>

mike, something as dumb as tulip mania lasted 3 three years. they were probably absurdly overpriced after 15 minutes to those not blinded by greed. what is wrong with a 5% growth company trading at a 50 pe? lots. it can lose 90% of its value and still be overvalued if we hit a serious bump in shangri-la - which is guaranteed to happen eventually. i don't want to be in that stock when it does...

Couldn't agree more with your remarks on R.E. Not my territory, but watched what happened in a few previous R.E. bubbles and paid a price when I was much younger for an early lesson in same.
