Larry I think the top was 1988/9, bottom 1992/3 not exactly 9 years but more close to 5 to 6 years as previous bottom was 1982/3.

Based on this assumption, we are near a RE top in NYC.

P.S stagflation is a stagnant economy no growth (must not be recession) and raising inflation.

At this point a recession will trigger deflation. It may be that after the stagflation we will enter into recession as the FED will keep money supply tight.
