Joan, Great return. However, we have to remember that that was a time when Reits were very undervalued and since then, interest rates have dropped a ton. Today, it is hard to call them undervalued, except relative to other stocks that are truly bloated in price, and it is very difficult to call for much lower interest rates, though most of the non-thinking, trend-folowing Wall Street analysts are doing so.

I am not saying to dump them. Just that if you hold a huge position, the future may not be as solid as the recent past.
