Mr Bankes,
I am confused on exactly what you are going to try and accomplish.
If you do gather the votes and are considering a hostile takeover,
who do you have in place to run the company? Can a company be taken over if it is in chapter 11 or is it protected for 3 months? Did
anyone call Mr Runyon and try to get his vote? He would have a vested interest since he owns the land. Has anyone asked if he might take over the company? This would be the best solution i would think?

Chuck, you'll need a legal secretary to compile all the advice you're getting. <VBG> I can understand why some kids run away from home, they can't spit without getting a lecture on spit density, surface tension, gravity, pulmonary function, cheek muscles, ballistics, trajectory, and targeting. <VVBG>
