Try the Chelsea or Tribecca area. Also, the 80s on the East side.

Around Lincoln Center has been experiencing something of a comeback but the East Side seems to be the better bet.

SoHo is a shot and the Wall Street area is inexpensive. But there is zero to do at night around Wall Street. But that's the least expensive and yet cleanest area as I recall of the less expensive areas.

But what do I know....if I were you I'd look at living in Pearl River. Close to NYC, close to Conn. and reasonable prices with great Irish pubs. I could give you a reference so you would not get thrown out very often.
