BB: You make 'em sound downright plush. I guess you're right about the Pac NW, we don't have tornadoes and I suppose when Mt. St. Helen's blows everybody will just hitch up and hit the highway. I was in the deep south recently and the growth was unbelievable. I read that Georgia is now in the top three fastest growing states in the country, along with Colorado and Nevada. Unlike Oregon, Georgia welcomes growth and for 150 miles outside of Atlanta, in every direction, subdivisions are under construction. They're putting in plenty of new manufactured homes as well as new "colonial" monstrosities. No urban growth boundaries and lots of state lottery money floating around in the school systems really seem to draw the crowds...I think as long as open spaces are available in the suburbs people are going to gravitate to mobile homes instead of apartments. It all ties into the consumer mentality you spoke of: gotta have a place to put the stuff---people need yards and houses to lean the stuff up against. Between that trend and the increasing costs of insurance and mgmt. apartments are losing their appeal.
Ken Heebner was just on CNBC, manager of CGM reit. I'm tempted to just turn the headaches over to him. Then there's just the online brokerage accounts to worry about...Did you happen to see Bill Griffith and co. trying to squeeze an apology out of etrade's CEO today?
