Michelle -- its related to liquidity. In Hawaii, for example, when the Japanese borrowed tons of money from their now-bankrupt banks, they came a spent poop loads of it on houses in Hawaii -- tripling prices in less than three years to levels 30% higher than the bay area. Its a sign of the economic boom in the Bay that prices have gone up -- but it is always the same story -- liquidity. In general, the world is being force-fed as much liquidity as it can stomach right now.

It can all be traced back to Apple and HP hitting it big.

Without HP, Palo Alto wouldnt have 2 million houses sitting on 1/8th acre with 1400 square feet. It's ALL related to stock options and VC. The wealth in this area all stems from the stock market.
