The subs/passed ratio is getting weaker in all of the already upgraded area, such as Fremont.

Pretty bold statement. How sure are you really? Its a big country and Fremont (assuming you are correct about the #'s there) might or might not be representative.

I admit that Fremont seems like a good sample population, after all thats why TCI picked it to be the testbed. But what do we really know for sure?

How could the ratio be getting weaker with a near zero turnover? It may not be growing as fast as we like, but I dont see any evidence (do you have any?) that it is getting weaker.

As to the rest of your post, I agree in totality. We can only trust that @home knows the same and executes properly.

If you check your early posts on this thread, you'll see you've changed your view. Remember when you were so gung ho Att and couldn't believe when I expressed doubts? What's happening is you're looking at ATHM objectively without the effects of rapid price appreciation distorting a sober view. If you go back to '97 you'll hear me with my gung ho. In early '98 I started sobering up and it has helped me a great deal. You have hit on every cylinder in this last post. You have me perusing what you write attentively. That's progress.
