>>> we will see a mass exodus from California to any other state over the summer. <<< Not as easy as it sounds, though some may do it. For one thing, if you leave just for the summer, you still have to make mortgage payments, etc. on your home -- unless you sell it. But then if you want to come back, you'd have to buy again and that's a chore. There's a ONE PERCENT vacancy rate in rentals in San Diego, and rents are $1000 and up for a ONE bedroom. The newer places start at $1400. (See why I say you'd have to BUY?) Of course if the energy crisis continues, real estate here could drop like the stock market has if there's a mass exodus. That probably won't happen though -- our weather is too nice. (We don't even have air cond. in our bldg.)

>>It is March 19th and California has resumed rolling blackouts and has declared a stage III emergency. What will April, May, June, July, August, September and October bring?<<

It's going to fall worse than people realize. Just wait until the East coast and the South turns on the A/C.

Very ugly indeed.

"Now multiply that one little problem by all those in similar situations with the people within the Coachella Valley".

Remember that the 1/2 Coachella Valley is served by Imperial Irrigation District, a non profit power company owned by the those who live in it's district. They had the foresight to purchase power 5 years out in the future at locked in prices....Tell your friend to get the %$@* out of So. Calif Edison Zone and get east of Palm Desert which is growing into a fabulous place to live...La Quinta, Bermuda Dunes...ect....Once I move east valley, my power bill went in 1/2....
