No agent on earth wants to fool around with an unmotivated seller. If a seller is just fishing for a high price, he can waste his own time, but shouldn't expect agents and buyers to join him in pursuing his hobby.

Plain and simple.... a house which won't sell after a decent time on the market is definitely overpriced and/or has an unmotivated seller.

If a property sells, it was priced correctly for market conditions at the time and in line with its competition in the marketplace. Buyers are adequately equipped with comparable-sales information to know the difference.


what a load of rubbish.

you make it sound as if everyone in residential real estate know what they are doing... and are... oh so efficient...

the sad reality is that the majority of agents DO waste their and their client's time... just for the pursuit of another [many-a-time imaginary] commission dollar.

as for the buyers themselves...

the great majority of residential real estate buyers are a bunch of emotion-ridden, starry-eyed, lazy, ignorant cone heads that can hardly read a contract or counter-offer when it is presented to them and rely on their respective agents for digested representation of what the document may say...

...AND the majority of agents have little clue of the same document if it deviates from a plane-jane-boiler-plate-fill-in-the-blanks... "contract" [wooo hoooo that has NOT been approved by their abc-xyz association of Real-Trolls]

such being the case, they merely deem the seller... "difficult", "unwilling" "unmotivated"... or whatever suits their fancy... and steer the buyer (mooooooooo) to another property that the seller is more in tuned to their effort-less "guidance"...

Yeah sure... look for the 'proof'... Real-Trolls©

I am sure there are people who have been fished, or paid unreasonable price for some piece of real estate. Those people usually don't do their homework before buying.

However, the majority of buyers are not stupid, and won't fall for that stuff.
